Sarta vs. Property Meld: Maintenance Tracking Without the $160/mo Minimum
Property Meld is a serious maintenance platform, built for property management companies. If you own a handful of rentals yourself, most of it is more than you need. Here is an honest look at where each tool fits.
The short version
- Choose Property Meld if you run a property management company with 100+ doors, a team of coordinators, and a stable of technicians who need a mobile app and AI-assisted intake.
- Choose Sarta if you are an independent landlord with roughly 5–30 units who wants one place to collect tenant requests, assign a vendor, and close each job with a note and a cost.

Where Property Meld is the better choice
Property Meld earns its price at scale. If several people touch every work order (a dispatcher, a technician, an owner, an accountant), its role-based workflow, technician app, routing, scorecards, and AI call triage save real time. Sarta does not try to do any of that.
Where Sarta is the better choice
- The price floor. A $160/month minimum is about $1,900 a year. For a landlord with 8 units, that is more than the maintenance software could ever save. Sarta is free up to 25 units.
- One person runs it. Sarta assumes you are the coordinator, the dispatcher, and the owner. There are no roles to configure and no onboarding project.
- A paper trail without the overhead. Every ticket keeps an activity timeline, a required closing note, and the final cost, so you can answer "who fixed this, when, and what did it cost?" at tax time or in a dispute.
- No extras to ignore. There is no rent collection, leasing, or accounting layer. If you already use a spreadsheet, Wave, or QuickBooks for the money side, it stays out of the way.
What Sarta will not do
Sarta has no mobile app for technicians, no AI triage, and no preventive-maintenance scheduling. It is a deliberately small tool. If those are must-haves, Property Meld (or another platform built for larger portfolios) is the right call.
Not sure a maintenance tool is what you need?
If you are still on texts and a spreadsheet, start with spreadsheet vs. app to see where a sheet breaks down.
Stop tracking repairs in your head
Sarta gives small landlords one place to collect tenant requests, assign vendors, and close out every job with photos and cost. Free to start — no card required.
